Land transfer tax across Canada

By Francis, Mortgage Expert · 6 min read · Updated July 22, 2026

Most provinces charge a land transfer tax (LTT) when you buy a home - one of the larger closing costs, and one that varies a lot by location.

It varies by province

Ontario and BC use graduated brackets; some provinces charge a flat rate; Alberta and Saskatchewan charge none (just registration fees). Toronto adds a second municipal LTT on top of Ontario's.

First-time buyer rebates

Several provinces and cities offer rebates that can eliminate the tax entirely on lower-priced homes. Eligibility and amounts differ by location.

Budget for it

Because it's paid at closing and can run into the thousands, estimate your LTT early. Our land transfer tax calculator covers every province plus Toronto.
